Jess asks what you’re working with first — a lender already? a pre-approval in hand? — then builds your buying power from your real numbers, not a guess.

Paste an address. Jess pulls the listing, the photos, the price history, the taxes — and runs the comparable sales into a profile you can hold next to any other home. Data, not adjectives.

Make the offer with your numbers

Jess explains every field — price, earnest money, contingencies — and shows what each choice would do. You set every value, and you sign.Nothing goes out that you haven’t seen.

One light when you’re needed

No feeds, no badge counts. Everything runs quietly in the background, and one light comes on when something actually needs you — peachwhen it’s your move, red when the clock matters.

Your money never touches Jess

Earnest money and closing funds move from your bank to the escrow company on their rails. Jess gives you the instructions, has you verify them by phone with the title company, and tracks the receipt — she needs to hear about your money, never hold it.

Close with the professionals

The signing happens on your title company’s system, with a licensed notary. Jess coordinates the session, confirms the executed documents with title, and tells you the moment the deed records.
